*Purpose:*The Facilities Mechanics – BMS Technicians assumes responsibility for routine, preventive maintenance, emergency repairs and extra assigned tasks, such as fire and disaster plans, as directed by Director of Engineering and/or Engineering Supervisor on hospital equipment including but not limited to, all heating equipment, boilers, steam distribution, hot water heaters, pumps, cooling towers, medical vacuum, medical air compressor systems, medical gas tank room, and all controls and other duties pertinent to the operation of the aforementioned equipment and climate control within the facility.
Due to the importance of the hospitals ability to address issues on any given shift or time of day regardless of the staff we have on hand. All engineering employees are consideredMechanics (Facility or Maintenance) in addition to their trade specific responsibilities.
Essential Responsibilities – Facilities Mechanics – BMS Technicians
Perform routine repairs on all building automation controls systems, included in the Air Handlers, Exhaust Systems, as well as all equipment necessary for the efficient and effective operation of the hospital’s physical plant.
Performs routine analyzing of troubles from verbal or written reports of malfunctioning equipment operations to determine cause of the malfunction and necessary repairs required to restore equipment to manufacturers specifications within one hour or request assistance from Engineering Supervisor
Repairs or replaces malfunctioning material or parts on equipment in an orderly and timely manner, documents material and/or parts utilized in performance of task and restores equipment to operational status within the time frame considered reasonable for like tasks by Engineering Supervisor
Performs operational check of equipment upon completion of task to verify unit is operating per manufacturer’s specification and document operating conditions and limits per specifications so as to prevent being called back for same problem more than two times in a 48 hour period.
Supplies routinely documentation to be added to a comprehensive equipment history being compiled by Engineering on each piece of equipment that is mentioned in the summary.
Reads and interprets blue prints and specifications; estimates time material and cost requirements for each job.Requisitions materials, supplies and equipment, as needed
Cleans equipment and area upon completion of task and return area to same or better condition as when work was started.
Maintain a clean, secure, and well-organized shopat all times.
Perform life safety inspections and documentation without fail. Inspections include but are not limited to Daily Temperature and Humidity Logs and Comfort Logs.
Respond to all code reds when active during your work shift.
Performs and completes work assignment as assigned by allfacility managementpersonal in a professional and timely manner as to not waste time and resources.
Completes work orders and time sheets with all pertinent information. Information includes brief description of the work performed, time spent on task and indication if the work is complete or in progress. Information shall be passed on to department administration daily.
Completes request for materials as needed to complete assigned work orders.
Adheres to hospital and department policies and procedures written and verbal.
Performs other additional duties as assigned to meet the needs of the engineering department or hospital.

Minimum Knowledge, Skills and Abilities Requirements:
This level covers those jobs which require a minimum of five and up to seven years of experience to acquire skills and knowledge of the job
Two years technical school or three years strong mechanical experience with knowledge of building automation, computer systems.
